I have a beautiful home I am looking to share with either an individual or a younger couple. The home is a historically renovated cabin with all the modern, upscale features of a beautiful home. Before you read anymore, I have a Terrier Mutt, she is a wonderful, playful younger dog, who hardly barks, loves attention, and will be living upstairs. Sadly, the actually landlord of the house barely let me have a dog, but I know cats, at this point, are absolutely forbidden. If you do have a dog, please let me know what breed, how old, etc..

The area you would be living in has:
A separate (private) entrance, parking space for one car (possibly two, could talk about that). The living space is much like a studio apartment. There is a full kitchen (actually we are putting that in now, so if you were interested in moving in sans kitchen, you could either go without for a month or two or use mine upstairs until I get your area all set up). The kitchen area is brick, wrap around windows, and a little porch. Now, the Laundry area is downstairs, which we would share, we could just figure our good times for me to do my laundry, I am thinking about possibly getting my own upstairs to avoid that, but to be honest that would be a few months.

The bathroom is beautiful, heated towel bars, Italian and handmade tile, heavy glass shower enclosure (basin bottom). The bathroom is in the hallway, right across from the laundry room. The bedroom itself can easily fit in a queen bed and has a walk in closet which was professionally designed and installed. Cable and internet ready (already installed and hooked up) There is a staircase connecting my floor to your floor, but your door has a lock on it, again, we would have to work on the whole laundry thing for a month or two, but that's no biggie. Speaking of the staircase, there is a very large storage unit under the stair case. Also speaking of storage, if you have extra boxes/etc., there is a Barn you can leave your extra things in (its an old Barn, not working, like a big garage basically)That is the gist of the house, as you can see, things are very flexible and up in the air. All soft-wood (like hardwood) floors.

*I do have it currently furnished, however, that can be moved out.*

Roommate Qualifications/House Rules
General: I am not looking for a flop-house, but someone to share my home with me.
Age/Gender: I would like you to be under 30, as I am in my mid twenties. However, I am not unmovable on the age subject. You can be a couple, married, unmarried, single, sexual orientation matters not. If you are single, I would prefer to live with a female.
Smoking: Because it is a new home, there is no smoking in the home, however, you will have a porch you can smoke on.
Cleaning: While I wont be in your area a lot, the landlord will be there occasionally to make sure its generally clean, not banging up the house (he built it, its a bit of his baby:) Again, just being as upfront as possible!
House Guests: This is something we would have to work out together, but again, this isn't a flop-house, party house, its a young persons home. As long as you keep that in mind, this should be fine. If you plan on having a group over, we just let each other know to make sure someone does have exams next day or something like that. Keeping it to the weekends is the best plan.
Lease: I would ideally like to work on a month by month lease. This is negotiable as well. If things don't go well, I will give you 30 days, and if your plans change, 30 days notice will do.
Pets: Although I do have a dog, at this point, no cats are allowed. Depending on the breed and age, a dog might be allowed, again, keep in mind that I have a young dog myself.
Rent: Not to be vague again, but rent is negotiable. Two persons would probably be 550,500 for one. We would split all bills by 3 if a couple, or 2 if one. Ideally, I would just like to show you over the last year what the bills have been and just add it to your rent so we have to deal with less money shuffling. For example, just make your rent 500 including all utilities (heat, AC, cable, water, internet). Again, we can work on that. Rent will be due last week of the month, (at the latest first day of the month)

I will be requesting a security deposit of 600, first month is due before you move in, and regardless of what rent ends up being for your situation, I would be requesting 300 to be applied to last months rent.

Sadly, the actually landlord of the house barely let me have a dog, but I know cats, at this point, are absolutely forbidden. If you do have a dog, please let me know what breed, how old, etc..

The area you would be living in has:
A separate (private) entrance, parking space for one car (possibly two, could talk about that). The living space is much like a studio apartment. There is a full kitchen (actually we are putting that in now, so if you were interested in moving in sans kitchen, you could either go without for a month or two or use mine upstairs until I get your area all set up). The kitchen area is brick, wrap around windows, and a little porch. Now, the Laundry area is downstairs, which we would share, we could just figure our good times for me to do my laundry, I am thinking about possibly getting my own upstairs to avoid that, but to be honest that would be a few months.

The bathroom is beautiful, heated towel bars, Italian and handmade tile, heavy glass shower enclosure (basin bottom). The bathroom is in the hallway, right across from the laundry room. The bedroom itself can easily fit in a queen bed and has a walk in closet which was professionally designed and installed. Cable and internet ready (already installed and hooked up) There is a staircase connecting my floor to your floor, but your door has a lock on it, again, we would have to work on the whole laundry thing for a month or two, but that's no biggie. Speaking of the staircase, there is a very large storage unit under the stair case. Also speaking of storage, if you have extra boxes/etc., there is a Barn you can leave your extra things in (its an old Barn, not working, like a big garage basically)That is the gist of the house, as you can see, things are very flexible and up in the air. All soft-wood (like hardwood) floors.

*I do have it currently furnished, however, that can be moved out.*

Roommate Qualifications/House Rules
General: I am not looking for a flop-house, but someone to share my home with me.
Age/Gender: I would like you to be under 30, as I am in my mid twenties. However, I am not unmovable on the age subject. You can be a couple, married, unmarried, single, sexual orientation matters not. If you are single, I would prefer to live with a female.
Smoking: Because it is a new home, there is no smoking in the home, however, you will have a porch you can smoke on.
Cleaning: While I wont be in your area a lot, the landlord will be there occasionally to make sure its generally clean, not banging up the house (he built it, its a bit of his baby:) Again, just being as upfront as possible!
House Guests: This is something we would have to work out together, but again, this isn't a flop-house, party house, its a young persons home. As long as you keep that in mind, this should be fine. If you plan on having a group over, we just let each other know to make sure someone does have exams next day or something like that. Keeping it to the weekends is the best plan.
Lease: I would ideally like to work on a month by month lease. This is negotiable as well. If things don't go well, I will give you 30 days, and if your plans change, 30 days notice will do.
Pets: Although I do have a dog, at this point, no cats are allowed. Depending on the breed and age, a dog might be allowed, again, keep in mind that I have a young dog myself.
Rent: Not to be vague again, but rent is negotiable. Two persons would probably be 450, 400 for one. We would split all bills by 3 if a couple, or 2 if one. Ideally, I would just like to show you over the last year what the bills have been and just add it to your rent so we have to deal with less money shuffling. For example, just make your rent 500 including all utilities (heat, AC, cable, water, internet). Again, we can work on that. Rent will be due last week of the month, (at the latest first day of the month)

I will be requesting a security deposit of 600, first month is due before you move in, and regardless of what rent ends up being for your situation, I would be requesting 300 to be applied to last months rent.
